Building flats above an existing retail store in a town centre location
Manson were appointed by the landowner to provide planning consultancy and architectural services for the project. The site is situated in Edinburgh’s Southside, just a short distance from Arthur’s Seat and the historic Edinburgh Old Town.
The project retains an existing retail store on the ground floor of the site whilst creating 32 flats on the upper floors. The building fills a gap in the tenemental perimeter block which was historically lost when many of the tenements were demolished in Southside due to their deteriorating state.
High-quality materials that respect the character of the surrounding area have been utilised whilst a contemporary roof instils a uniqueness to the building. A particular challenge to overcome was the existing loading bay which had to be retained for the practical operation of the store. The loading bay has been retained in the same location and sensitively designed into the elevation.
Eight affordable homes also form part of the scheme and will be rented at intermediate value. This type of affordable housing is typical of build to rent projects and will deliver high-quality affordable housing quickly.
